Porting lets you transfer your existing mortgage — rate, term, and all — to a new property when you sell and buy, instead of breaking your mortgage early and paying a penalty. It's worth knowing about even if a move isn't imminent, since the terms you'd be porting are set right now, at renewal.
Eligibility isn't automatic. Every lender has its own rules on how long you have to close on the new property, whether you can "blend and extend" if you need to borrow more than your current balance, and whether the new home qualifies under their current lending criteria. Some renewal offers are far more portable than others.
